Three measurements — length, width and height — produce four different figures, and each material wants a different one. A 4.5 × 3.2 m room with 2.4 m ceilings has 14.4 m² of floor, 36.96 m² of gross wall, 32.3 m² of wall after one door and two windows, and 34.56 m³ of air. Order paint against the gross figure and you buy too much; order plasterboard against the net figure and you run short.
The measurements take two minutes. Deciding which of the four numbers a given material follows is the part worth getting right.
Which figure does each material follow?
The rule is whether the material physically covers the opening or is cut around it.

Wallpaper is the exception that catches people. A standard door removes about 1.8 m² of wall and interrupts two drops, and the pieces above and below it are usually too short to use — so deducting the area while the wastage stays the same is how a room ends up a roll short.
What should you deduct, and by how much?
A standard internal door is about 1.8 m² and a typical window about 1.44 m². Those are the working figures for a deduction, and they are estimates rather than measurements — if the room has a patio door or a bay, measure it.
The threshold worth applying: deduct anything over about a square metre and ignore anything smaller. A serving hatch is not worth the arithmetic, and a set of French doors certainly is.
Why does the volume figure matter?
Because it is what sizes anything that conditions air. Heating output, cooling capacity, ventilation rates and dehumidifier ratings are all specified against the volume of the space, not its floor area — and two rooms with the same floor area and different ceiling heights need genuinely different equipment.
A 4 × 3.5 m room at 2.4 m is 33.6 m³ and wants roughly 1,350 W of radiator. The same footprint under a 3.2 m Victorian ceiling is 44.8 m³ and wants about 1,800 W. Sizing on floor area alone under-heats the second room by a third.
How do you handle a room that is not a rectangle?
Split it into rectangles, work each one out, and add them. An L-shaped room is two rectangles; an alcove is a small one to add; a chimney breast is one to subtract from the wall area and add back as three narrow faces if you are papering it.
For a genuinely curved or angled wall, treat it as a rectangle using the longest measurement and accept the overestimate. Material comes in whole units anyway, and buying one extra roll is cheaper than a second delivery.
Sloping ceilings need their own treatment. A single-slope ceiling is the floor area multiplied by the rafter multiplier for that pitch — a 30-degree slope adds about 15 per cent — and a room-in-roof with two slopes and a flat section is three planes measured separately.
What is the most common measuring mistake?
Mixing units mid-measurement. A room taken as 12 feet 6 inches and entered as 12.6 is out by a tenth of a foot, because six inches is half a foot rather than six tenths — and the error compounds across both dimensions of the multiplication.
The second is measuring at the wrong height. Walls are rarely parallel in an older house, so measuring at waist height and again at skirting level can differ by several centimetres over a 4 m run. Take the larger figure for ordering and the smaller one for anything that has to fit.
The third is forgetting that the floor and the ceiling are the same area. They are, in a rectangular room — which means a ceiling paint order and a flooring order start from exactly the same number.
Questions people ask
Do I include cupboards and alcoves in the floor area? For flooring, only the part you will actually cover. For a valuation or a listing, the convention is usually the full internal footprint, which is why an estate agent figure and a flooring order rarely match.
How many square feet in a square metre? 10.764. A 12 × 10 ft room is 120 square feet, which is 11.15 m².
Should I measure the perimeter or add the walls? They are the same number, and adding the walls one at a time catches an out-of-square room that a perimeter calculation would hide.
Is floor area the same as usable area? No. Usable area excludes anything below a minimum head height and often excludes built-in storage, which is why two figures for the same room can differ by several square metres.
